New LegislationThe Energy Performance Certificates (EPC) was introduced to help improve the energy efficiency of buildings. From 6th April 2012 it is the agents or Landlords responsibility to ensure that an EPC has been ordered prior to a property being put on the market, whether this be for sales or let. A copy of the EPC will also not have to be attached to any written particulars. The format of the EPC is also changing. It will have:
What is the Green Deal? It is a government initiative whereby energy efficiency measures can be carried out on a property by a 'Green Deal Provider' with no up front cost. Such measures might include cavity wall insulation, loft insulation, draught proofing, or a boiler upgrade. It works by paying back the cost of the improvements via the properties energy bills. The certificate provides 'A' to 'G' ratings for the building, with 'A' being the most energy efficient and 'G' being the least, with the average up to now being 'D'.
